What causes roof leaks on a sloped roof is usually a joint or opening in the roof covering. Water slips in where flashing, pipe boots or vent covers seal the roof around a chimney, wall or pipe. Missing shingles, bare nail heads and branches rubbing the roof cause many of the rest. The lasting repair replaces or resets the part that failed. A dab of sealant over the top rarely holds for long in our sun.

A sloped roof keeps water out by stacking layers like fish scales. Each shingle and each piece of flashing laps over the one below it, so water runs down and off. A leak starts wherever that order breaks. It can break from wear, storm damage or a piece put in backward when the roof was built. That is why a good repair looks at how all of the layers stack, not only at the wet spot.

Below, you will see how the timing of a leak points to its source. Then we walk through the common leak spots and the usual repair for each one. We also cover why some leaks come back after a fix, and what to do about a wet ceiling. Last, we explain why a fast repair protects the wood and insulation you cannot see.

Finding the Source of a Roof Leak by When It Drips

When a leak shows up tells you a lot about where it starts. A leak that drips in every rain usually means a true hole, like a missing shingle or a cracked boot. A leak that shows up only in wind-driven storms often points to vents, chimneys or flashing along a wall. Wind pushes rain sideways and even uphill into places that stay dry in a calm shower. If it leaks only when storms blow from one direction, look at the slope facing that way.

Ridge vents, the long vents along the peak of a roof, are a common wind-driven leak spot. Hard wind can push rain over a vent's low inner lip and into the attic. The nails that hold the vent down can also work loose and let water in. Older vents that were never tested for wind-driven rain are the most likely to leak. Replacing them with a vent model tested for that kind of rain is the usual repair.

Water on the Ceiling When It Has Not Rained

A drip on a dry, sunny day is often not the roof at all. In hot, humid places, cold AC ducts and air handlers in the attic can sweat. A clogged AC drain line or a slow plumbing leak can also wet a ceiling. Building Science Corporation, a building research firm, notes this kind of water often goes unnoticed for a long time.

  • Drips in every rain, even light rain, point to a true hole in the roof.
  • Drips only in wind-driven storms point to vents, chimney flashing or wall flashing.
  • Drips only with storms from one direction point to the slope facing that wind.
  • Drips on dry, hot days point to sweating ducts, an AC drain line or plumbing.

Common Roof Leak Sources and the Usual Repair for Each

Chimneys are a leading leak spot because they need two separate layers of metal flashing. Step flashing runs up the sides of the chimney, woven in with the shingles. Counterflashing is set into the chimney mortar and folds down over the step flashing. When counterflashing pulls loose or the mortar around it cracks, water runs in behind it. Wide chimneys also need a cricket, a small peaked ridge behind the chimney that turns water aside.

A widely used model code for homes calls for a cricket on chimneys over 30 inches wide. Pipe flashing is another very common leak area, says GAF, a major shingle maker. The shingle above a pipe should cover the top of its flashing, so water runs over it. Too much roof cement can trap water and wear out a rubber boot. The repair is new flashing, lapped the right way, with little or no roof cement.

  • Chimney counterflashing reset into fresh cuts in the mortar and sealed along the top edge
  • Ridge vents replaced with models tested to keep out wind-driven rain
  • Exposed or popped nail heads pulled and replaced, with the holes properly covered
  • Valleys cleared of leaves and branches, with overhanging limbs trimmed back from the roof

Why Some Roof Leaks Come Back After a Repair

A leak that comes back after a fix usually means the first repair missed something else. Many roofs have more than one opening, and fixing the worst one lets the next one show. Sometimes the original flashing was lapped backward when the roof first went on. Patching over a backward detail only buys you a little time. On older roofs, the underlayment, the backup sheet under the shingles, can wear thin and stop catching water.

Our Gulf Coast weather makes these hidden problems show up fast. Long, humid summers and frequent afternoon storms test the same weak spots again and again. Some leaks only appear in the hard, sideways rain of a tropical storm. So a repair can seem to hold for months, then fail in the first big blow of the season. A careful repair checks every likely entry point in the area, along with the one that is wet.

What to Do About a Sagging, Wet Ceiling

A ceiling that bulges with water can flood the room or come down without warning. IKO, a shingle maker, warns against poking a hole in it without guidance from a professional. Keep people and pets out from under it, and stay away from wet light fixtures and outlets. Water near wiring is a fire risk, so let a licensed electrician check it.

  • Move furniture, rugs and electronics out from under the leak right away.
  • Photograph the wet spot, and note the date, the weather, the wind direction and the room.
  • In the attic, step only on joists or boards, never on the ceiling between them.

How Roof Leaks Get Fixed Before Hidden Damage Spreads

A roof leak should be repaired as soon as you find it, even if it seems small. Wet insulation loses much of its power to keep heat out, a measure called R-value. The insulation industry group NAIMA notes this is true of wet loose-fill insulation. Damp roof decking also softens and can rot, which turns a small repair into a bigger one. Our team takes repair jobs of every size, big or small, and our repair consultations are free and fast.

Most leaks trace back to a short list of places: chimneys, pipe flashing, vents, valleys and nails. The timing of the drip is one of the best clues to which one failed. A lasting repair fixes the failed part and the way the layers stack around it. Ask what failed and why, so the same leak does not come back next season. Fix a leak early, and you protect the wood, insulation, drywall and ceilings below it.
