Roof Inspection That Shows Where Your Roof Stands Before You Decide

Checking Roofs on Homes and Businesses Along the Gulf Coast

Our roof inspection service shows you the true condition of your roof. We check the roof surface, flashing, vents, gutters and the attic side of the deck. Then we explain what we found in plain words. You learn which problems need a fix soon and which ones can be watched. That helps you choose between a repair, a replacement or no work at all.

Our team inspects roofs from our Pensacola storefront to Cantonment, Pace and Santa Rosa Beach. We also check roofs across Northwest Florida and Coastal Alabama. Our team has spent a lifetime on this coast. We know the wear that heat and storms leave behind.

Know your roof's condition before making a decision. Call us or send a request to set up a visit with our team. We will walk you through what we find.

What's Included

What Our Roof Inspection Checks, From Shingles to Attic

We start on the roof surface when it is safe to walk. We look at the shingles or panels, vents, skylights and the flashing that seals them. Flashing is the metal that covers roof joints. A Gulf Coast roof inspection also looks for wear from strong sun, heavy rain and wind.

What a Professional Roof Inspection Gives You, and How It Works

A Clear Plan Instead of Guesswork

We sort what we find into two groups: fix soon, or keep an eye on. That way a small issue gets fixed before it grows. It also keeps you from paying for work your roof does not need yet. Our Gulf Coast roofing team keeps you informed about each thing we find.

Walking the Roof Without Harming It

Each roof surface needs care underfoot. On metal roofs, we step on the flat part of each panel over its supports. We stay off seams and trim. Wet, very steep or badly damaged roofs get checked from a ladder or the attic instead.

A Check After Other Trades Work Up There

AC, satellite and other rooftop crews can scratch, dent or leave metal shavings on a roof. A check after their work catches that damage early.

Roof Condition Assessment for Homes, Metal Roofs and Business Buildings

On homes, we inspect shingle and metal roofs before a repair or new roof. We also check roofs after a storm or when a leak shows up. On metal roofs, we look for loose or rusted screws and scratched panels. For businesses, we inspect flat roofs on offices, retail spaces and warehouses.

Commercial roofs get a lot of foot traffic from service workers. Around AC units, we look for punctures, dropped screws and metal shavings. Shavings left on a metal roof can rust and stain the panels. Water that drips from AC units can also corrode a metal roof over time.

  • Shingle roofs on homes before a repair or replacement choice
  • Metal roofs with loose screws, scratches or early rust spots
  • Flat business roofs with heavy foot traffic around AC units
  • Roofs that rooftop crews have just finished working on

What happens during a roof inspection and consultation?

We check the roof surface, flashing, vents, gutters and attic. Then we explain what we found. You hear which items need work now and which can wait.

Do you need to go in my attic for a roof inspection?

Often, yes, since the attic shows leaks the roof surface can hide. Stains, wet insulation or damp wood point to where water gets in. We only need a clear path to the attic opening.

Can a roof inspection tell me exactly how many years my roof has left?

No, no one can give an exact number of years. Shingles have no set expiration date. Sun, moisture and storms all change how fast a roof wears.

Should I get a roof inspection before replacing my roof?

Yes, an inspection shows whether the roof needs a full replacement or a smaller repair. It also points out soft decking and worn flashing that need attention.

What does a roof inspector look for on a metal roof?

We look for loose, rusted or backed-out screws and worn rubber washers. We also check panel seams, trim and flashing. Scratches and metal shavings get noted, since they can lead to rust.
